Our health and the condition of our home concerns us all, however there are many factors that can be harmful to both. The factor that I will be addressing is mold and how its’ presence can diminish your health and the value of your home.
What is mold?
For those who are unaware of what mold is, it is a microscopic fungus that travels through the air as tiny spores.
Where can it be found?
There have been over 270 species of mold found in Canadian homes. It can usually be found in damp and musty rooms such as bathrooms, basements and attics. It can also be found around your windows, paper, decaying wood, or fabrics stored in a damp place
How does it affect your health?
Mold can present a health hazard to humans, potentially causing allergic reactions and respiratory problems. Some symptoms that are caused by the effects of mold are; watery, itchy eyes, chronic cough, headaches or migraines, difficulty breathing, rashes, tiredness, sinus problems, nasal blockage and frequent sneezing.
How does it affect the value of your home?
Whether or not mold can affect the value of your house depends on if and how it has been treated and to what stage the mold has progressed. Jack C. Schoppa reported in his article "Stigma and Value Issues Relating to Mold" that in some of the case studies he had seen relating to mold there has been seventeen percent to twenty four percent house value reduction on homes that were not treated.
How can we treat it?
The treatment of mold depends on the affected area. If an area is highly affected dealing with a professional who deals with mold removal is recommended. If the affected area is a moderate size then you can begin by addressing the moisture source that initially caused the mold and then proceed to clean, disinfect and dry the area. Note that bleach is not recommended and that you should leave the area to dry for a period of two to three days. Always make sure that you are wearing protective coverings (i.e. gloves, mask and long sleeve shirt). Ensure that all materials contaminated with the mold are properly disposed of.
How to prevent it?
Prevention of mold can be done in a number of ways. First by ensuring that the humidity levels are stable and that your home has sufficient clean air ventilation. The humidity level can be gauged by using a hygrometer. An ideal humidity level would be fifty percent in summer and thirty percent in winter. You can use a de-humidifier or humidifier to ensure your levels are stable. Fans may be used in areas with considerable vapour to prevent moisture from building against the walls and windows. Note that keeping your roof, walls and basements in good condition is an important aspect in the elimination of mold causing agents. Making sure that you home is clean, dust free and disinfecting humidifiers, de-humidifiers, and air conditioner are an important factor in preventing and keeping your home mold free.
Many Canadian homes are affected by mold; however it does not have to affect you. Knowing how to maintain a home that is mold free is an important aspect of your health and the health of your family. Remember to always consult a professional when unsure of how to treat a contaminated area.
